Plot of land

Hello.
I am selling agricultural land, 4 dynym, in the village of Gocaj, Lezhë - Poshtrakë neighborhood.
The land has only the old document: Act of taking land into ownership.
They are in the name of the father, who is no longer with us. The mother is alive. I do not know the procedures, but I believe they need to be divided between me, my brother, and sister. I am not well off economically and I am not able to invest for such steps.
If anyone is available to help me, I will deduct it from the price.
The land is located about 500m from the second road of the village with an exit to the old road that leads to Blldren. From the road where the main line of residences is, it is about 500m. At the head of each plot, there is a passable road for agricultural vehicles.
